2. What cookies and similar technologies are
Cookies are small files a site stores on or reads from the user's device. Equivalent technologies may also be used, such as browser local storage. The duty to inform and, where applicable, to obtain consent depends on the purpose, not merely on the technical name of the technology.
3. Technologies used
| Name / technology | Owner | Purpose and category | Expected duration | Activation |
| tree-cookie-consent (local storage, not a cookie) | Propiedades de TREE S.L. (first party) | Store the user's choice. Technical and strictly necessary to remember the requested preference. | Until the user clears browser storage. | When a choice is saved. |
| _ga | Distinguish users for Google Analytics 4. Analytics, not necessary. | 2 years by default; settings or the browser may shorten it. | Only after analytics is accepted. | |
| _ga_6P6K6BYNWJ | Maintain Google Analytics 4 session state. Analytics, not necessary. | 2 years by default; settings or the browser may shorten it. | Only after analytics is accepted. | |
| _fbp | Meta Platforms Ireland Ltd. | Identify the browser for the Meta pixel and measure which advert led to a market report request. Marketing, not necessary. | 90 days. | Only on /en/market-report, /nl/marktrapport, /de/marktbericht and /es/informe-mercado, and only after marketing is accepted. |
| _fbc | Meta Platforms Ireland Ltd. | Store the click identifier when arriving from a Meta advert. Marketing, not necessary. | 90 days. | Only on /en/market-report, /nl/marktrapport, /de/marktbericht and /es/informe-mercado, only after marketing is accepted and only when arriving from an advert. |
The current inventory is limited to the necessary tree-cookie-consent technology and, only after the relevant category is accepted, the Google Analytics 4 and Meta cookies listed above.
HighLevel/LeadConnector receives data exclusively server-side, after the form is submitted, and installs no scripts or cookies in the browser. Sanity receives no direct connection from the visitor: content is fetched on the server and images are served from our own domain via /_next/image. Fonts are served locally from our own domain. No Google Tag Manager, external captcha, embedded video, chat or newsletter tools are used. The Meta pixel loads only on the market report pages (/en/market-report, /nl/marktrapport, /de/marktbericht and /es/informe-mercado) and only after marketing is accepted; it never loads anywhere else on the site. On those pages, the calendar for booking a call is a link to the HighLevel booking page that opens in a new tab: HighLevel only receives a connection when the visitor clicks it. The contact page carries an OpenStreetMap map that loads with the page. The property listing page carries a second OpenStreetMap map that loads only when the visitor opens it: while it stays closed, no request is made. In doing so OpenStreetMap sees the visitor's IP address, as any embedded frame from another domain does; it sets no cookies and builds no profiles. There is no embedded Google map anywhere on the site. Below the map are two buttons to Google Maps: those open Google only when the visitor clicks them. Once pressed, Google may set its own cookies and receive data about the visit.
4. How we obtain consent
Before a choice is made, only strictly necessary technologies are active.
Google Analytics 4 (G-6P6K6BYNWJ) uses basic blocking: no Google script is loaded and no request is sent to Google before the user accepts analytics. Google Tag Manager and advanced consent mode are not used. Google Signals is off and user and event data retention is set to 14 months.
Accept and reject are offered in the first layer, at the same level, at the same time, with equivalent visibility and ease. Granular settings are directly accessible.
There are no pre-ticked options. Continuing to browse, scrolling or closing the banner does not count as consent.
The Meta pixel (ID 1647128556843556) uses the same basic blocking: no Meta script is loaded and no request is sent to Meta before marketing is accepted. If the market report is requested with marketing accepted, the server also reports that event to Meta through the Conversions API, with the email address, phone number and first name hashed (SHA-256); the answers in the form are not sent. Without marketing accepted nothing is sent to Meta, not from the server either.
Rejecting analytics or marketing does not limit normal access to the site or receipt of the report.
5. Changing or withdrawing your choice
You can open the permanent "Cookie preferences" link in the footer at any time. On withdrawal the site stops triggering further analytics calls from that moment and, where technically possible, deletes first-party analytics cookies on the domain. The same applies to marketing: _fbp and _fbc are deleted and the pixel stops sending events. Withdrawal does not affect the lawfulness of prior processing and does not retroactively erase information already sent to Google or Meta. You can also delete cookies or local storage from your browser.
6. International transfers
Google and Meta may process data in the United States. The safeguards and the applicable mechanism are explained in the Privacy policy. Reliance on the EU–US Data Privacy Framework depends on the importing entity maintaining an active certification covering the service and the data; failing that, valid contractual safeguards must apply.
7. Updates
This policy will be reviewed whenever technologies, purposes, third parties or configuration change. Last revised, with an updated inventory: 17 September 2026 (marketing category and Meta pixel on the market report pages).
Annex A. Banner first layer
Text: We use one necessary technology to store your choice and, only with your permission, Google Analytics 4 to measure use of the site and, on the market report page, the Meta pixel to measure which advert brought you. You can accept or reject each category with equal ease and change your choice at any time. More information: Cookie policy.

| _ga | Distinguir usuarios para Google Analytics 4. Analítica, no necesaria. | |
| _ga_6P6K6BYNWJ | Mantener el estado de sesión de Google Analytics 4. Analítica, no necesaria.
Marketing, no necesaria.
Marketing, no necesaria.
