NIE number for your house in Spain: what you need to know
Without a NIE number you can't buy a house in Spain. We explain what it is, why you need it and how you apply for one.

You've seen a house in Jávea. Or in Dénia, Moraira, Gata de Gorgos, somewhere in the Marina Alta. You want to make an offer. Then one question comes up fast: do you already have a NIE number.
What is a NIE number
NIE stands for Número de Identificación de Extranjero. It's an identification number for foreigners in Spain. Anyone who wants to do anything official in Spain needs one. Buying a house, registering a car, opening an account at a Spanish bank, signing a contract with the electricity company.
The number itself is a letter, seven digits and another letter. It's printed on a small document with your name, date of birth and nationality. Keep that paper somewhere safe, you'll need it often after the purchase too.
A NIE number is not a residence permit. It doesn't give you the right to live or work in Spain. It's purely an identification number for the tax office and other institutions. Even if you only spend a few weeks a year in Jávea, you can have a NIE number.
Why you need it to buy
At the notary you sign the purchase deed, the escritura. It states who becomes the owner. The notary needs an identification number for that, and for a foreigner that's the NIE number. Without that number the notary can't draw up the deed, and you can't officially become the owner.
The Spanish tax office needs the number too. When you buy, you pay transfer tax or VAT, that depends on the situation. That tax is linked to your NIE number. Later, when you sell the house, or when you pay annual tax on owning the property, it also runs through that number.
No NIE number, no deed, no ownership, no key.
How you apply for it
There are a few ways to arrange the NIE number.
- At the Spanish embassy or consulate in your own country, before you come to Spain.
- At an Oficina de Extranjeros in Spain, for example in Alicante or Dénia.
- Through a representative, such as a lawyer or gestor, who handles the application while you're not in Spain.
For the application you need your passport and a completed form. You'll also be asked for the reason for the application, in this case buying a house. Some offices want to see proof of that, such as a preliminary purchase contract. The exact requirements and waiting times vary by province and by moment, so it's best to check with the office where you apply.
Many buyers leave this part to a lawyer or gestor. They know their way around the local offices and know which form goes where. That saves a day of travelling back and forth for something that can also be arranged remotely.
When to start thinking about it
You don't arrange the NIE number on the day of completion. By then it's too late. Better to start as soon as you're seriously considering making an offer on a house in the Marina Alta. The application takes time, and that's not time you want to lose while the seller is waiting for your signature.

What else comes with it
The NIE number is one of the first steps, but not the only one. For the purchase itself you often also need a Spanish bank account, and sometimes a fiscal representative if you don't live in Spain. That also varies by situation and by municipality.
